The north end is quieter: tide pools, the lighthouse, Fort Screven's old batteries and long walks where the beach curls toward the river. The south end is the action — the pier, Tybrisa Street restaurants, the widest lifeguarded sand. Mid-island splits the difference and usually costs the least.
Summer weeks and holiday weekends go six to nine months out, and most cottages run Saturday-to-Saturday in peak season. April, May, September and October have warm water, thin crowds and rates that can be a third lower. Winter is genuinely quiet — bring a jacket and have the beach to yourself.
Confirm parking passes are included (every space on the island is paid), how many bikes or beach carts come with the house, whether the outdoor shower has hot water, and the pet policy — dogs are not allowed on Tybee's beach, so a fenced yard matters. Ask how many blocks to the nearest beach crossover; 'steps to the sand' can mean four hundred of them.
